86-88 George Street

This project was the first heritage listed 5 Star Green Star building in Australia – a benchmark for Australian engineering. The existing building already had good passive environmental attributes (a thin floor plate, relatively high mass, openable windows and high ceilings) and Steensen Varming designed a cohesive system that could work in a subtle and complementary way.

The design embraced the passive attributes offered by the existing structure to create an A Grade commercial office building.  Coupled to this project, was the development of a district cooling system that utilised the Harbour as a heat sink to absorb and reject heat.
